Renovate Or Relocate – That’s The Question

Summer’s here and the New Year is upon us. Our days are brighter and energy levels are lifted, and with the scent of a new year upon us, it’s easy to want a fresh start. All elements needed for a fresh start and hitting the ground running are there, but do you really need new premises? Or can a fresh facelift of your office space be enough to give you that feeling of new year excitement?

Let’s consider a few important points which’ll help us to arrive at an accurate answer. The first is that you need to acknowledge the grass isn’t always greener on the other side. Ultimately, you know what you already have, but you can’t truly know what you’re going to get. If you’ve been operating in your offices for a while now, you are aware of all the leaks, cracks and seasonal flaws.

You also have a fairly accurate idea of the quality of the building’s structure, and whether serious maintenance or repairs are required. When purchasing a new commercial property, you’re doing so without any guarantees. Luckily, following the introduction of the Consumers Protection Act, estate agents and sellers are now required to draw up a list of apparent defects to protect themselves against any future claims. However, they merely have to mention if there’s a problem. Unless asked about it, they seldom go into detail.

Property Inspection Becoming Compulsory

With the publication of the new Property Practitioners Bill, there’s mention of professional property inspections becoming compulsory along with all transfers. While this sounds like a good idea, it soon fizzled out. Even brand new commercial properties come with their own aggravations, such as poor workmanship and leaks, which only become evident once you’ve already moved in.

Ultimately, it’s worth weighing up the pros and cons of relocating, or renovating. If you need larger premises, or want to move to a better area, it might be called for. However, you will need to make sure that it isn’t just fuelled by wanderlust, and that you are pursuing new premises because it’s truly in your business’s best interest.
